Max,
I have been waiting to see if this would happen: Houses foreclosing for the second time since the bubble popped.
It appears to be happening to a house at 5140 Monteverde Lane in Lincoln. It is a 3285 SF house. Wells Fargo financed the first $920,000 purchase in 2005. They foreclosed and sold it for $694,000to a knife catcher.
The new FB used 100% financing
(80/20) in 2008! What idiot lender was still doing that? Provident Funding Associates.
Well the new FB has now bled out and is offering the property on a short sale for $379,000.
How low can you go????
Wadin: We've still got plenty of time for at least one more foreclosure after this one.
Wow! Wish we were seeing these kind of percent off peak numbers in EDH and Folsom. We still have a long way to go.
Thanks for sharing!
Lincoln is a poster child for the collapse; thanks for the example. I actually found an old listing that showed it under construction with an asking price of $1,028,000 on Aug 5, 2006! :) Gotta love the current listing description:
"This beautiful home has been gently lived in and is full of upgrades."
More like "never lived in." $115/sqft isn't bad, but the $220/month HOA kills it. With rent in Lincoln Crossing well below $2K/month, at $375K you're not even close to breaking even.
