Downtown Sacramento Commercial Real Estate Photolog
Mish and others requested more CRE photos, so who am I to deny them? The following is a random sampling of the glut in commercial real estate in downtown Sacramento. It is by no means comprehensive, but I think it does represent the glut fairly well.
For those of you not familiar with Sacramento, it is the seat of the California State government and home to dozens of state agencies and thousands of state employees. Unfortunately, most of these agencies have become concentrated in a few, newly-built, large high-rise buildings. This, together with the mismanagement of parking policy by the city, and an inept redevelopment committee, has left downtown with a glut of mid-sized office and retail space.
Despite all of these problems, developers continue to build into the glut.

A great job. I should do the same thing up here in the Roseville - HWY 65 area. So many see-through buildings. Noticed the parking lot today where Shea Homes and Old Republic Title Company share a building looked empty at 11:00a.m. Interesting times these are.

Check out Richards Blvd a bunch of empties over there and just take a left on to 12th st leading into downtown. Check out 12th and F who in their right mind would put a retail store there, to serve all the homeless shopping cart pushers.

The new building has really had a big effect on the area. I remember the big debate over the R street project and wrench Cyrstal Ice was troughing into the works. Are they gone finally?
The area over at Richards is light industrial and they are having a hard time keeping those places filled.
If I get the chance on Sat., I can hit some other downtown vacancies. The one that comes to mind is the fireplace store on 16th and Q that folded. I think it's still empty.
I think the fireplace store sold out and moved 2 years ago to Bradshaw, where it failed.
The 16 x Q property is probably being redeveloped.
Don't really see these downtown pictures as particularly alarming. Always something in transition.
Now Roseville is another story of too much office space - definately. But last week all the restuarant parking lots were stuffed for blocks. Try looking at title company parking lots next week, when they sign end of the year sales and closings.
I was down on K street on Christmas eve and there was an incredible number of stores fronts and buildings empty. Basically what you are seeing.
The problem isn't just downtown. Natomas is chuck full of brand new empty retail with even more being built. I fear they will remain vacant for quite some time.
Has anyone brought this up tp the attention of the regional redevelopment agency?
I live out-of-state, but am in a partnership that owns a Class B 30,000 sq. ft. single tennant office bldg near the Capital. Can anyone direct me to a website where I might get info on valuing the property for buyout purposes? Thank you.
