Elk Grove Promenade Panorama

By request, here's a full panoramic shot of the long suffering half-built General Growth Properties Elk Grove Promenade project:

*Edit: Click here for a full-screen version.*

From the project's web page, here's what the site will eventually contain:

Elk Grove Promenade will be a 1.1 million-square-foot regional open-air center, located on 107-acres, off the new Grant Line Road interchange and Highway 99. The center will feature a Macy's, a 16-screen Cinemark Theatre and Barnes & Noble.

Elk Grove Promenade's plans also include:

  • Six national, sit-down restaurants with outdoor seating
  • A 20,000-square-foot food pavilion offering seven cuisines and seating for 800 people, complete with Wi-Fi internet
  • More than 5,000 parking spaces
  • 450,000 square feet of specialty retail stores
  • Water features incorporated throughout the property
  • A performance stage for concerts that spills into one of Elk Grove Promenade's three parks
  • Outdoor fireplaces
  • Thousands of trees such as weeping willows and palm trees
  • Three family restrooms with nurseries and lounge areas
  • Children’s play areas in the food pavilion and parks
At this point, these are merely the dreams of the bankrupt.

T2 Partners On The Sacramento Housing Market

Via Zero Hedge, T2 Partners had a lot to say about the current state of the Sacramento housing market in their latest presentation. I've cued it up to the Sac-related content, but the whole thing is worth a read:

State Worker and University of California Salary Redux

By anonymous request, here are the UC salary bins derived from the same dataset as the state worker post from last week. I've included an updated graph of the state worker data as well for comparison:

UC Worker Data
Total Number of Workers: 129,031
Total Cumulative Salary For 2007: $8,210,754,712
Average Salary: $63,634
Median Salary: $48,231

State Worker Data
Total Number of Workers: 264,933
Total Cumulative Salary For 2008: $17,538,131,186
Average Salary: $66,198
Median Salary: $62,296

As you can see, the salary discrepancy is much greater in the UC system, where the top 2.3% of workers earn 10.3% of the salaries! Clearly the orginizational structure is much different than the state itself (most of the top earners in the UC system are medical doctors and professors), so you can't really compare the two.
